- OK i read SB 79 amendments in full. It separates counties with 15+ rail stops. 15+ stops allows homes up to 6/7 stories within 0.5/ 0.25 miles of a station If under 15 rail stops, its only 4/5 stories 0.5/0.25 mi from a station. Cities can introduce their own plans if its equal in capacity to SB 79
- So its NOT a blanket exemption for counties with under 15 rail stops. Correcting that here.
- Some might think the local govt rezoning opt out could be a poison pill (such as mandating 100% affordable etc) but actually i think that's fine because under SB 423 if you dont build any homes all that gets thrown out.
- So the Bay Areas urban core: SF, SMC, SCC, Alameda get the top tier rezoning. Marin, Sonoma and maybe Contra Costa (which has 14 or 15 stops depending on interpretation) get lower tier. I guess 4 story housing is more palpable to Marin at SMART stations bsky.app/profile/down...May 14, 2025 20:41
